What advice on renting a room out?

I could make 6-$650 a month, nice furnished bedroom available, don't really want to but it would help me out a bit. Gf may be hittin the road. Central Texas, nice 4 bed 2 full bath house

Had a “renter” for three years. Helped make ends meat at a time.

Fast forward thirty years....you couldn’t pay me enough.

Sometimes works out though often a bad idea and experience. You often know nothing about the person. They could steal from you, make their room and your house a mess, be a slob, use your stuff, break your stuff and on and on. They may be a drinker or a drug user. You may find you don’t like them and get to despise them. If you want to get rid of them it can be very difficult, may need a court order. They may stop paying rent and then you have to evict them, not an easy or quick process.
It’s best if you can get a friend somebody you know or a relative. Get references and contact the references. Have the person run a credit report on themselves and check it closely. Make a written list of rules of the house, have them sign and date it and post it somewhere in the house. Have a second copy too. Also if you charge rent to live in your home contact your insurance. You may have to pay an extra premium. I would make them get renters insurance (which is cheap) and furnish proof of the insurance.
Lots more to consider but this is just some.

I had a renter 30 years ago. He was a relative. He was an alcoholic. I didn’t know he was. He’d drink himself drunk in his room. When he left I found 40 plus empty rum bottles in his room. One time when I was away for a few days he ran water for a bath, apparently passed out before getting into the tub and the water overflowed and flooded my house, ruined carpet and hardwood floors. Fortunately my homeowners insurance paid for repairs. Just something to think about.

We do air bnb and never have had a prob. We don't have guests often so don't make a ton.

If going full time rent, references and background check and sign a lease that allows you rights if they are horrible.

I had a bad experience and would NEVER do it again.

Rented a bedroom with whole house rights to a young couple that was friends with my daughter. They brought home a puppy and it went to the bathroom all over the place and they weren't quick cleaning it up. They didn't take it outside often. They ended up smoking weed and selling from their room all hours. I got one months rent out of ten. Our food kept disappearing. They physically threatened my wife and I (we are both disabled and in our 60's, they were in their 20's). It took all I (ok, my wife holding me back) had not to go to jail for murder! Cops couldn't do anything and said we had to evict even though there was no lease involved. If I threw their belongings in the street I could be arrested. Took us 10 months going through the eviction process.

All of what everyone else said. Plus, in these Covid times, evictions are forbidden in many places. So you could be stuck with a bad or even dangerous situation for a long, long time.

I wouldn't rent a room. Nope.

I would only rent a room if it had a private entrance and could be "locked off" from the rest of the house. I would not rent a room if there was a shared living space ... you are only asking for problems and disagreements.

Found out I could make about $700 a month, but ran my finance # 's and won't need to, she's starting to move out today :)

That's the best
I have a vacation rental near by that I rent thru vrbo and its been good. Could get more if I go ABB but don't like the way they do business. All good

Well, technically I have a spare bedroom but there is not enough money in the world to get me to rent it out. Not gonna happen.

Just out of curiosity, is the lady still your gf, or an ex-girlfriend?

she will soon be my ex girlfriend (after 6 ish years) , I have a 4 bedroom house, but I wont need the extra money, nice to know I could rely on the extra rooms though

Have too many friends abd family members that got burned.

Dont do it

If you need to make extra money with your house, start a hobby and sell things on etsy or ebay

Not worth the 6-10 months of courts to evict people (even deadbeat relatives)

My daughter shared her house with her cousin and her husband for a very short time. It became a nightmare. They were pigs. Dried up dishes in the sink, pots and pans that sat around for days half full of food.

When they left, it wasn't on good terms, as you could imagine. Their room was just like the sink. Food crumbs and such embedded in the new carpet.

So, even family is not a good idea.

As someone suggested, get a hobby and sell stuff for extra cash. There are many venues where you can do that. You can sell at flea markets, fairs, online, etc.

Make birdhouses, feeders, whirligigs or other yard decorations.
I'm almost done with my first whirligig. I started with a pretty complicated one. If it turns out nice, I may keep making them, but mostly for gifts.

My friend is a retired plumber and he makes all kinds of yard decorations out of copper tubing and copper wire. He hammers them out to look like all kinds of things like owls, birds, etc. They look professionally done. He sells them at art auctions. They are definitely works of art.

We have accumulated tons of stuff we no longer use or need. Some of that stuff can be valuable and we need to get rid of it.

If my mom needed help she would be welcome other than that nobody is coming in.
