about to get a new roof.

Two of the bids are coming back with the below. Are they ok? We have a 5/12 pitch if that matters, in the woods.

I never used them ... I am not a roofer. But I am around a bunch of guys who are. They are telling me they are a decent shingle with a decent warranty. Of course the warranty is only as good as what you can get the company to pay, and most companies will find a reason to not stand behind their wind or algae warranty ... but I have no history with GAF and their warranties, nor did the guys I talked to about it.

Up in western NY lots of people have abandoned asphalt shingles. Metal roofing is the thing. The roof lasts for 50 years as opposed to the 25 to 30 years that shingles last. It prevents ice damming. and the sheets are light enough to put on top of 2 layers of shingles. Normally when youhave 2 layers on already you must do a tear down. It is worth looking into.

Roofed so many roofs I lost count, never as a roofer, just a bunch of guys getting together for each other to get it done. Most asphalt but also metal, no metal shingles

A metal roof will last 50+ years and the issue is most folks doing a reroof are over 50. Being over 50 the average 40 year asphalt shingle will last longer than you will own the house or that you will be alive.

Hey I'm going to be 70 this year, just why would I want to pay the extra for metal when I have little to no chance to outlast it? I had my home reroofed 3 years ago and put regular dimensional 40 year singles. It will still be here long after I'm dead or in a nursing home

Another issue with metal if you have snow or ice, it can slide off and kill someone. If you use metal put things up there to keep things from sliding off

i'm 60. I have adjusted my life expectancy from 58 to 78 based on family history so a 25 or so year shingle is fine.

My home is in a trust for my 2 kids, it will be their shared cabin when the wife and I are gone. That is why a 50 year roof is what I want.

I went Owens Corning because at the time metal roofs were not allowed by the HOA

The best I could do is their premium line which may last 20 years here in Florida if I'm lucky

I would do a metal roof

I did my roof last year before selling the house. It was in the middle of 'wintah', they stripped the old sheathing (boards) and put on new plywood. 7.5 hours start-2-finish.

The shingles are:
GAF Timberline HDZ Architectural Shingles, The quote did not mention algae resistant, but the warranty stated such. So, I think they are what you are looking at . . .

Had CertainTeed Landmark put on the house 5 years ago. Builder grade shingles with 30 year warranty. Roofer originally quoted 50 year shingles. Had a good laugh about a 60+ yro putting 50 year singles on his house

We’re in the woods. Have never had an algae issue, per se. Wouldn’t see it if we did since the roof is charcoal colored.

What we do get is moss. The front upper roof was probably 25% covered in moss to the point you would find chucks laying in the yard after a storm. So far so good.

Not until the House Bill 293 and 600 got passed (2024 and 2025). the HOAs had more authority than they should have. Additionally ours only allowed certain color asphalt and tile roofs. specifically they called out No metal roofs and no vinyl siding in the . The ARC (Architectural Review Committee) also wouldn't allow blue paint, grey paint, and most reds. mostly just florida beige..... which isnt a color, its what happens when crappy colors get subjected to sunlight.

Not to mention fences.... dont get me started on that nightmare. they didnt have any specifications, however didnt like anything presented. it took me almost 7 months to get a replacement fence approved.

also, any outbuilding has to architectually match the house. Why does a garden shed have to have a hip roof, a portico, columns and stucco?
