That is getting difficult in my area, the cities are creating rules and fines for landlords, they are supposed to do everything for renters whether they pay their rent or not. Any peeling paint is considered lead based, and landlord must fix any complaint even replace light bulbs. When you install smoke alarms, the renters sell them for money. Worst part is you must get cities permission to raise rent....getting very ugly here...
Most of those tent city dwellers in my area are drug addicts that can't hold a job. If you suggest working more than one job to today's generation they would come unhinged !! There are several companies in my area, paying well above average wages in my area, but no one wants to work !! Freebies are to easy to get....
Landlords will sell out before that happens, my neighbor has 20 rental houses, and I often help him when he needs help. Most renters destroy far more than there security deposit covers. They leave truckloads of trash behind for the landlord to clean up. He keeps ten toilets in his pole barn and replaces one every week in his rental houses. I often wonder how people can totally destroy a toilet ??? Often they look like a grenade went off inside one....totally shattered....how do you do that ??
Especially if the Old Lady knows about it...

Over the past few years my Admiral has wanted to purge a lot of the 'junk' that we have accumulated. I recently threw away my college engineering books. They had been in a box untouched for over 40 years and moved from place to place.
Some of these people should be a landlord for just a short time ... I am so ready to sell my rental properties! I had a girl move in from a bad situation and I (my wife actually) felt sorry for this single mom. It wasn't long before she was way behind in payments, had pets in the house, and was being a royal pain in the backside. It took the courts and law enforcement to remove her (costing me $) and then she had totally trashed the place and stole the washing machine and some furniture to the tune of a cost to me in excess of $10K. She had nothing, so there was no use to take her to court and experience more expense to get back rent and damages from her ... that was just never going to happen. And she is still badmouthing me and telling people how terrible of a landlord I was, having her evicted and all ...
