Also, I would be careful in what I bought and only buy a deeded property.

They are big business because the developers make a lot of money and there are suckers that buy them.

Agreed. We sat through a presentation in Mexico last March to get some freebie tickets. We had no intention of buying and clarified that on the front end, but I guess they thought they had a shot at changing our minds. They were obviously changing others', because there were champagne corks popping all around us. Broke my heart because I knew people were getting the shaft. The salesmen were some of the seediest looking guys I've ever seen. In any case, I was just wondering whether a deeded time share I could pick up for free might be worth having. I'd love to hear someone's firsthand informed opinion as to why or why not and exactly how these things really work.

My boss has a few that he combines to vacation in Hawaii for a few weeks. He has told me what his maintenace costs are and compared to what I paid to vacation in a similar type place in the same vicinity, mine was cheaper.

He has Mariott timeshares. He claims that these are the easiest to use for trades becuase you are within the huge Mariott system. All I know is that he buys his airline tickets way in advance and then sweats trying to get the weeks that he needs because he almost needs to trade within a month of his dates.

He has also locked himself in to having to take a vacation every year involving his timeshare. If he decides to go to Europe one year, he can move his weeks to the following year but now he has double the weeks he has to use. I don't know about you but I wouldn't like that inflexibility.

I have a set of keys that I can use anytime I want to drop in at Lake of The Ozarks.

Yes you do, and that is great, but I can go just about anywhere in the world about any time I want ...

See above ... and the first question you have to ask is, "What are the maintenance fees?" Then you need to check and see if you can deposit your week in a place like Interval Travel so you can trade anywhere. If you can, and the time share is inland with a lower maintenance fee, then yes, it would be worth in IMHO.

I have 24 weeks total and I'm happy with them. I'm with Marriott and they offer didn't level weeks. I brought in at the highest level and have never had a issue booking at a location I wanted to go. Also different resorts are worth more. It's is a trick thing to understand. I brought in at a premium level and have enjoyed it. The lady and I can simply go online browse whats available for the given week we have off and book it. You can also trade in weeks/points for airlines tickets and other things. But never did any of that. I think a lot of people are selling due to not being able to afford the yearly maintenance costs. I didn't buy more then I could afford and I've been happy with it.

I doubt that I could go to Europe on my 450 dollar a week time share as Dave Ramsey said you could.

Also, how many would take that money and consider putting it into a mutural fund? If this was the case more people would after paying off monthly payments for that first new car and putting that payment in the bank there after for several years and you could pay cash for the next new car. Most people just do not think that way.

For my one time thousand dollar investment into my timeshare I can just walk away from it and let them put it up for auction, it would not hurt my credit.

Also I would not let myself get into spending thousands for a timeshare.

Been looking into buying a house in Florida or renting one for a few months. When considering buying and having to pay property tax and insurance every year and maintenance I'm gonna go the route of renting and give back the keys when done and let the owner worry about hurricane damage etc:.

10 years ago went to Florida on the time shar plan, went looking cost $86 in Daytona for a week, didn't buy, then 3 days in Orlando area 3 days $18 with 2 Disney tickets. Plus made enough to cover cost by looking at a fee others. All were priced at $15,000 to $20,000 with no fix of maintance fees. At that time was running about $400 a week. We now have bought a lake place on lake erie it cost for dock, maintance fees less than $600 a year and we can use it every day of the year, and our to do with what we want. There are several Moble homes in the park for $25,000 to mid $40,000 while may not be cheep but no worse than buying a nice camper, and payin $1500 a year lot rent with another $15,000 for the dock, When time to sell won't take a ath on the place because the next buyer will have a lease rewriten at some point for another 99 years. Owners in this Mobile home park are the owners of the park. Not a bad deal because you control your space. Oh and if you don't know it's there you can't find it. Plus we can still go other places and not feel like we are loosing out on this place.

My grandmother bought one 34 years ago in OC, MD. It has been used every year since. My dad inherited it. We look at it as more of a discount program (it's not one that can be traded). They get a $1400-1500 rental for $600. If they only go one week, and rent out the other week, than their week vacation stay is better than free. Works pretty well. They have tried to sell it before and found out it has little value and everyone wants a piece of the profit.

Uncle had one and liked it but he loved going in December. A co worker had one and got an unexpected bill for several hundred. He asked what for and was told one of the people in another unit had a fire and SOMEONE HAD TO PAY FOR THE DAMAGE,,,, a true rip off
