agree 100%

almost sounds as if you want them to pay rent, and then help you recover. if they're helping you out, you would be required to pay them.........

if you need help, find a kid who is looking to make a few bucks by taking out trash etc.

don't think you'd find anyone foolish enough to pay you rent but not have access to the place they rented, (no key)

I was that student. Nice couple, new house and they had two of us who had the two bedrooms up. We both had kitchen privileges but I never used them. The room was cheap and it was all I needed. Between school, study, sleep, and work they never saw me. The grades were all A's too.

I only stayed two quarter then moved into an apartment with a couple of buddies from home who went to the same school. I should have stayed, the grades and the wallet suffered.

It could have been very ugly if either one of us had been a problem child. Just never felt like it was a good deal for them, just too many ways for things to go wrong for them, and the #1 reason I moved.
The other boarder stayed and it worked out just fine.

I'd call the school, they have a listing of the people who rent rooms and have all the ins and outs, and the responsibilities/obligations for both of you. It will also give you phone #'s of people who are renting out rooms so you can talk to them.

I'd have to agree with the others that say don't do it.

On the other hand, I've coached hundreds of kids on traveling baseball teams and I'd be hard pressed to think of one/two that we wouldn't welcome into our home.

We took:
1. good kids (can't have a problem child)
2. good family (we have enough problems with good kids, can't have parent problem)
3. 3.5 grade average or above.
4. wants to play college baseball
5. has the skill set to play travel/college baseball

So there are young adults that will be fine in your home.
Finding one without some sort of screening???

Are you up to the challenge of having a bigger, smarter, faster, with all the advantages of youth in your home again??

So you have to have your act together first, to even consider renting out a room.

You are in way over your head.

Way too many rules with no way to enforce them.

If you want someone to rent from you, sit quietly in their room, never have a friend or relative visit, and do chores for you, you need to find a slave. Or a wife. :eek:

What are you going to do when something is missing, and they say the door was open when they came home?

Or, you go out to eat, and come home to an empty house?

Lease or no lease, once they move in, it becomes their domicile. And they can't drink? In their own "home" ?

I don't mean to sound overly harsh here but you keep telling us the way you would LIKE things to be and the rest of us are telling you how things ARE in the real world. We are all trying to help you not make a mistake you will regret.

I would rent by the week and nothing longer, then there was never an implied long term agreement. That's the key in getting certain types out quicker here in MI. I'm sure every state is different. And as for school kids, they only need a few things, school, beer, and sleep. Co-signer would be required for any student on what ever you have them sign to ensure payment, but most are decent because of simple facts above. One thing I will caution about is female tenants, no offence but they can destroy a rental in no time, and will pester the life out of you fixing this or changing that lite bulb. I'm sorry to make such a strong statement, but it's true, at least at the college age.

Just kind of putting my thoughts out there, have a buddy here that is fine, works tons of OT, known him awhile, keep the comments coming though :)
