garage project this weekend...

So, since we moved into our house a little over 3 yrs ago I noticed a musy smell in my garage/workshop. this past summer I avoided going in there because it was so bad. Now fall is almost over and I enjoy woodworking but can't stand the smell. 2 weeks ago I had to find the surce of the odor. Pulled the bottom half of 2 interior walls and base cabinet.

I found that the front wall has a serious mold problem. Now I have to replace the framing on one side of my garage door.

This means I have to pull off the siding, remove and replace the sheating, replace the moldy framing, re-insulate and replace the interior sheeting.

I know what I am doing this next weekend off. Its a good thing that my weekends are 6days long

Sounds like you have a project ahead of you.
Before you start replacing studs, sheathing, etc...make sure you find out why it occurred in the first place. You don't want to be doing it all over again in 3 years.
Do you have any pics of the interior/exterior?

Do you really need to replace it? Mold can be killed and the wood encapsulated many different ways.

One way we kill/remediate mold/mildew is to dry it out, find and repair the source, spray a 7.5% bleach water solution on the affected areas to kill, then set about removing any damage before scrubbing with bleach solution again. Keep ventilation going, wear respirators, and if there is any doubt as to whether it is "Black mold" get it tested at an evironmental lab. That costs about $250.00 locally. Good luck and update as to your progress and the source.

A great source of real strong bleach is to visit a swimming pool store and ask for some liquid shock. The chlorine is much much higher then store bought bleach

Do not use bleach!
Wood is porous bleach will not penetrate into the wood effectively killing the spores.
Remove all infected wood product (or get it sandblasted)

Literally if I was in your position, I would build a pony wall after I gutted the roof trusses of insulation and a thorough sanding of trusses.
Remove wall section to the point were there is no mold and rebuild, remember no wood to grade ( no wood on rock) you need a barrier such as a foam sill plating.

And fix the leak dang it!!!! LOL

The water original came in from the way it was built. The original owner simply cleared a few trees, removed the top soil and put a slab down. The walls were put right on top of the slab, no knee wall. When we got a heavy rain or spring snow melt all the water would run into the garage. After a few years it started to rot and created mold from the bottom up. Since we moved in I cleared some more land and paved all the way around and graded it away from the garage. I also put on eaves trough to control where the water runoff ends up.

We had some heavy rain last week and found no water in the garage so I think I fixed the water problem. Now it's just some repair work.

Now I have a few studs, sheathing, sole plate to replace. I have used a bottle and half of Concrobium but it didn't penetrate and kil the mold only the surface stuff.

I think there is another problem too. The wood clapboard siding doesn't have strapping under it. But that may a project for next summer. I haven't taken any siding off yet so I'm not sure if there is any house wrap or not. When I put everything back together I will use house wrap.

I also have some ice shield. I plan on using that as a water shield along the base of the wall and wrap it under as a sill gasket. Then the house wrap will overlap the water shield to keep out any water.

So I managed to get almost all of the work done. Just waiting for the weather to clear so I can put the weather stripping back around the overhead door.Unfortunately the camera malfunctioned so I don't have a before picture only during. So here are some during and after photos.

Nice job Dan.
I see you have the same issue I have and that's the walls where built on slab and where not treated lumber, and when I get the snow piled up and it melts to the inside unless I remove it.

Like the metal bench, I need to make one of those up on casters.

If you look close under the table there is thin strip of black. This is water shield used in roofing. I used it a sill gasket. Since it is 3ft wide, I folded it up over the exterior of the wall. On the inside of the wall it folds up about 2" so there is very little chance of getting water to contact the wood. It doesn't show it but the new framing is all treated to help prevent ant future rot.

Unfortunately I had to use new siding on the bottom 6 rows, so it is not as faded as the existing siding.

The software is funny....... it "fails" pictures that are too large and I have found resizing my photos is the sure way to get them loaded up. I try to limit mine to 480x640 which is fine for computer monitor detail.

Example grandpa peter jacarrino 001.jpgIMG_1173-001.jpg My Grandfather who was in WWI and in Paris on VE Day (Veterans Day you know) and my house a few years ago in the Fall Both photos are small ;)
