Here is a before of the dining room. Basic off white carpet that has too many stains and we are tired of renting carpet cleaners to make it look nice.

Chose 3/4 x 2.25" Ash in pre-finished Butterscotch by Armstrong/Bruce. Nice hardwood with lots of color variation.

A bit more work than I remembered, but then again, its been about 35 years since I did hard wood flooring. Glad we went with the pre-finished wood, it saves a lot of work and is worth the cost.

The Living Room is next, and that will be the end of wall to wall carpet on the first floor. The Living Room will get a small area rug to help keep wear down. The dining room will get new furniture in the next few months. Need a table that takes leaves so it can be extended to accommodate more people while entertaining. Then the glass table and white chairs will be history (although I will keep the glass top).

Bought enough flooring to do the upstairs hallways. But that can wait if the Living Room takes a while to finish.

Looks real nice, Mark. You'll appreciate it more every time you remember your sore back. The most experience I have with hardwood flooring is belt sanding and refinishing with polyurethane a few years ago. My biggest mistake that I won't repeat is that I used water-based poly. It didn't last worth a %*#@, especially with teenagers around.

Thanks! Yeah, water based poly is great for refinishing furniture, cabinets and the like, but so far I don't think its hard enough for floors. That was one of the reasons we decided to go with pre-finished flooring. The urethane is UV cured, and the aluminum oxide makes the finish even harder so they can offer 20 and 30 year warranty on surface wear.

You just can't beat the finishes that come from the factory now, they really are great.
