1986 30 hp Johnson leaking oil around propeller?

A grayish/green colored oil is leaking from around my propeller and I think it's coming from my lower unit. Can someone please help me solve and fix the oil leak? Isn't it true that if the oil is discolored, it could have water in it and shouldn't it be drained and changed out?
