What seals and why are you replacing?

The hardest thing is the shift lever attachment to the shift rod that extends to gearcase. I think that motor has a keeper pin located under lower carb visible from stbd side. You remove it and slide lever arm releasing the rod. Sounds simple right? NOT we can help when you get to it. After that the lower unit unbolts with six bolts (one hidden under trim tab that has to come off). Trim it up or rather have someone do it while you hold the lu and it slides right out.

It is always a good idea to replace the water pump impeller (maybe even the housing too) on any engine which has been sitting for a long time. Once you get the lower unit off, you will see the other seal is a large rectangular o-ring that fits around the exhaust tube when you fit the lower unit back up to the midsection. It is not unusual for some water to leak out at the top of the lower unit, since the midsection fills with water when running-it may be normal for some water to leak out at that point. There is no gasket between the lower unit and the midsection.

Right no gasket at that junction. I wonder if your buddy is talking about water pump o ring on tube.
Does water come out of that spot whith just a water hose hooked to it? It may have been bumped if you ever hit anything but water coming out of that joint between Lu and exhaust housing ?mid section) is not necessarily a crucial thing
I'd be interested in seeing a picture of where your talking about
