I have gear oil leaking out where lower unit and the motor bolt together any suggestion why this would happen?

Probably not gear oil. Probably unburnt fuel/oil mix, finding a way out at the exhaust housing-to-LU joint. You can change the LU lube to verify that it doesn't have any "milkshake" consistency (caused by water intrusion). If you DO have water in the LU, it would be time to re-seal the LU.
