Weather damaged roof?

As some of you know, my house is up for sale. Well, we recently had the house inspected by an incompetent inspector. One thing he complained about was the roof. I (last year) built a screen porch addition on my house and did the entire job myself, roofing included. So, I can imagine it could be cleaner, but defective? Hey, it doesn't leak.. what else is there?

Well, since the sale fell through, I decided to have a few roofers look at my roof for replacement and all three came back with "it has hail damage". They made chalk circles all over the place showing where the damaged parts were and told me to call my insurance company to check it out. Sure enough, today I got my roof replaced and barely paid out of pocket. Talk about exciting!

I had no idea hail damage was so serious in the NC area, but apparently it does a job on roofs around here. I'm just glad I was told to call my insurance.. new roofs are far from cheap.

Just a head's up for anyone looking at their roof and wishing they had the money, as you never know what options you have until you call a pro. And all roofers I've called gave me a free quote with no charge for the inspection. I'm so excited! I saved a ton of money making an insurance claim, and apparently our recent hail storm was considered a disaster, so my ins rates will remain unaffected to boot. The only lesson I learned in all of this is, deal locally. Don't let some sales guy sweet talk you into going with an out of state "storm chaser" company. My ins rep cautioned me about them and one even figured out when the rep was at my house and showed up looking to get the job right then and there!

All in all, I'm a happy camper today!

Nothing like a new roof to help sell a house. People are really afraid of spending that kind of money when just buying a home...( kinda like a furnace:rolleyes:) .Hopefully the future sale will go more smoothly.

We had a fairly serious hail storm here last year. TONS of homes in my area apparently had damage. Lots of houses getting new roofs and siding. However, myself and my immediate neighbors have no apparent damage. I had vehicles parked outside and everything. There is some roofing company sticking flyers in my door weekly telling me I have hail damage and to have them come and take a look at it.

Had a friend that had an Insurance Inspector checking his siding damage and said he needed a ladder to check the roof.The friend said the roof was fine.Inspector said they should check and found that most of the tabs were no longer sealed down.So he was covered for the replacement.

I guess the moral is to have it checked by a REPUTABLE person as looks can be deceiving.

Here's some crappy coincidence......guess what happened at my house tonight? Major hail storm. 2 of our vehicle are damaged and possibly the house :mad:

Hail storms are a yearly event in Illinois. Hail damage alone to a roof does not cause it to leak right away, but it severely shortens the life of the shingles. Plus if the hail is bad enough, and the shingles are old enough, it can break them. So as said above, don't just assume it's ok.
Now, after a small or local hail event, you will have some roofers try to convince you (and everyone else) that you have hail damage, when you do not. Please don't you all be surprised if your insurance adjuster comes to look at it and doesn't see any hail damage.
Ez, regarding your cars, paintless dent removal is a godsend in hail repair. Unless they are crushed, PDR is the way to go. (You aren't insured by Old Guard Insurance are you?)

Aww, that sucks :(. Worse that it affected your vehicles. Hopefully they are paid for and you can just buy a boat with the proceeds. I'd love some hail dents on my cars.. who cares about some hood dents, write me a check! :)

One of them was purchased only a couple weeks ago :( the other is my old truck. The plus there is possibly getting it painted for $250 would be a dream come true.

We don't get large hail here but do get wind storms. A couple months ago we had a bad one. Trees were broke or even uprooted. My sister in law had one snap and this corner of her house. The insurance company replaced the whole roof for her.
