Lower gearcase oil or grease leakage

I have a 2009 25 hp Yamaha outboard with approximaty 20-25 hrs on the motor.I purchased it new in March 2011.Today I noticed oil or grease leakage where the lower gearcase unit is joined to the upper.Is this normal or should I take it back to the dealer as it is still under warranty? Thanks.

should not be leaking anything out
Is it out the seam or holes?
A pic would help and describe the grease/oil. Smell it also. lower unit lube smells a lot different than 2 stroke oil.
have you checked the level in lower unit?
