Johnson 140 V4 water from leaking from lower end unit

Hi
Whilst running the engine on muffs I have a strong tell tale but water coming from 2 or 3 locations between the lower end unit and the leg.
The water is warm so it has been around the engine.
I dropped the lower end unit and the impeller housing is showing no leaks. I did notice two rubber seals, one orange one black around a housing in the exhaust pipe.
Do they need to be changed to stop the leaks or is it just that engine is old?
I am not too concerned as the water is warm so it has been around the engine before leaking out and therefor is doing its job of cooling the engine.
Anyone have any thoughts?

Most out boards leak water from various locations on the leg and you never see them because the leg is in the water Most leaks are normal.

My Evinrude 150 V6 does the same. I have always assumed this was normal for this engine.
