What was supposed to be a quick interior paint and put a sign on the lawn this spring at our Lake Erie lakefront property has turned into a full fledged reno, new floors, kitchen gut, new central A/C, rebuild the armour rock breakwall, new deck boards and railing around deck. Painted the exterior steel siding, remodeled loft, new baseboards trim etc. throughout. We had a price in mind until yesterday. I drive down the laneway and see a neighbours property for sale. The last owner is an interior designer and it shows on the virtual reality tour, all top notch materials and design elements. The place was a shack 20 years ago and the kids called the owner "The Wicked Witch of the West." she was a strange bird to say the least. An acquaintance bought the place gutted it and did the first remodel. I sent a buddy that owns a Granite company to them. The lady ordered granite countertops at 120 bucks a sqft and had them installed no less than 3 times!!! Paid for each and every rip out and installation each time. Buddy sent me and my wife to his place in Florida and paid airfare as a thank you. I digress again, sorry. Interesting story though.

OK I take a flyer from a box on the Real Estate sign, I thought it was a misprint asking for $85,900.00. They are asking $859,900.00, oh my oh my. Less than 1000 sqft. My guestimate is only a few HUNDRED thousand low for our place. We don't have travertine tile and Walnut kitchen cabs etc. but not really a dump either. I might be getting that big new boat after all!! Take a look. $859,900, oh my goodness gracious me. Yes CDN funds.

Amazing what houses cost, isn't it? They just reassessed mine this year and I'm up another $50k over what I thought we'd be. I have always joked that we'd sell the house once the value doubled ... but now I can't afford anything comparable in the area!

That's a nice lookin' house.

Nice house! Just a reminder, they can ask whatever they want ... what matters is what it sells for. I would wait till the neighbor’s house sells ... that will raise your value ... then get an appraisal and go from there. Location is everything ... our house is probably worth about $300k. Put it in other locations not far from here it would be worth about $150K. Go the other direction and it would be a $500k house. Lake front property is a premium ...

If it sells for something close to that I don't think you will have to worry about having neighbors that will be cooking meth in their kitchen.

~ $650k USD.
Considering the size of the house, location and property size it’s very reasonably priced compared to our local market.

Slap my dump in Vancouver and it would be worth millions yet here id be lucky to get 100 cnd .When I was out on the big island 1 mill for a ocean front home was like buying a starter home!Nice home old! Dingbat ,my uncle Eric lives in Delaware ,how far is that from you?

depends on where he lives and when you travel.

Delaware isn’t that far by way the crow flies. The problem is getting across the Chesapeake Bay.

Unless you drive up to Philly and back down (@ 200 mile trip) you’re at the mercy of the Bay Bridge with its legendary traffic backups during the summer.

The Bay Bridge is the only crossing for the people of Baltimore-Washington-northern Virgina suburbs to the Atlantic beaches of Maryland, Virginia and Delaware

During the off season I can be anywhere in Delaware under 3 hours.

In season it’s taken me twice that to get home from the beach
