Gear Oil leak coming from propeller shaft housing...which seal?

So I noticed a couple of drips of gear oil coming off my skeg the other day. It turns out is was coming from the prop housing, so I took off the prop and found a small pool of gear oil in there. The outer shaft seal is dry, so it must be coming from an inner seal....Here is a pic...

That small pool was after a couple of days. It doesn't leak when the engine is tilted up. What part am I looking for to fix this? Is it 27 in the pic below (0320303 | O RING BRG HSG)? Also, do I have to drop the whole unit to replace it or can I remove the three bolts in there and pull it all out to replace it?

Thanks for any help!

You can pull the prop shaft brg housing without pulling the g/c. May need a special puller to get it out. Might as well replace the prop shaft seals too as long as you have it apart.

Like a slide hammer? So do I just need the o-ring (27) and the two prop seals (31)?
