Hi All,<br /><br />What's on the market in your area for lake-front properties? <br /><br />Is it essentially a millionaires-only arena now-a days...or are there still places where a modest sum can buy a servicable cottage/cabin on a lake (or perhaps river leading to a lake?<br /><br />Of course, any equation for RE success must include a reasonable outlook for appreciation.<br /><br />Go ahead and give us links to properties in different areas of the country (world for that matter) so we can see what the dollar can still buy.<br /><br />Maybe it's like the price of convertibles? Maybe the best time to buy one is in the dead of winter?<br /><br />Thanks for reading, Chuck

I think in most desirable areas the best bargain is to buy a sizable chunk of raw land with a stream and build a lake on it. Then you can put a cabin where it seems best.<br /><br />Of course in some places, most probably east and north or Montana, you would have to go through a ton of paperwork, permits and environmental impact hearings before you could even get started. There may be some obscure single-celled life form unique to that location that you would threaten with extinction.

Here is a couple from where my cabin is located. While this are is not in the millionares playgound, the values are rising quite a bit and the good lots with anything on them is getting very expensive (at least to me). The taxes also kill you.<br /><br />Also, to reflect what JB said, this county has very restrictive policies about what you can and cannot do with lakefront or riverfront property.

15/20 years ago it was still cheap, even up into the Brainerd area but forget it now. If you want any decent lakeshore or hunting land you must go North, way North. <br /> Check on the web for realtors then check out where and how much. Up here in Mn. check in late fall as will still probobly be availabe in the spring. If you already know what it looks like then have a fighting chance to make a first strike offer and get for less then wait for prime time.

At Upper Campbell Lake where my family has a cabin the empty lots are going for around $95,000 - $140,000 Canadian. Developped is like $250,000+. My dad's friend just bought a little piece of cliff up there for $85,000. :p <br />Eric

can purchase lake front homes here in the range of 150,000 to 5,000,000. Only problem is... 4 months out of the year... the lake is drained and you have a dirt front property. :)

You won't find many/any deals in our area. <br />Lakefront property is in the neighborhood of $750 to $1000 a foot of shoreline.<br />We still have a lot of "common folk" on our lake, but it is becoming a rich man's lake very quickly. $300,000 to $600,000 seems to be about the norm for 80% of the new construction.<br /><br />Charles

Don't know of any reasonable lakefront property. Although I do have some oceanfront property in Arizona that I would let go cheap! :D :D :D

Seriously in my area a lakefront lot starts around 100k.

Not here in the north east.Not for waterfront.Rivers and streams properties are reasonable but they are going to be off the beaten path.<br /><br />Kevin

Just sold a lake front lot next to mine for 90k<br /><br />They are out there you just have to have cash in hand and be ready to buy.

It doesn't? Read the previous replies. Any kind of waterfront property is easily in 6 digits to over a million....<br /><br />The issue is that the baby boomer generation are all facing retirement, are cashing in their well-appreciated preimary homes, are putting pressure on the vacation home/land market. It's onlu going to get worse.

Down here in the Tampa area, you are looking at anywhere between $1000 - $5000 per ft on the water (lakes). IF you are taking Salt water, its now $5000+ per linear foot. <br /><br />In the central Florida area, Lake Placid, for example, the major lake lots are going for $6000 - $7000 per ft. All the boomers are coming down here and the prices have more than tripled in the last 5 years. Waterfront is no longer affordable to the common man. <br /><br /><br />Be careful when shopping on line for real estate. Down here, at least, the realtors classify retention ponds, drainage ditches, and water filled culverts as "Waterfront" and "lakefront". Best way to tell is to ask the name of the body of water. Any real lake will have a lake name. Also, because such a large portion of Florida is lowland and swampy, a lot of the "new" waterfront property is located well within the flood plains.<br /><br />Nav :cool:

Alabama.<br /><br />Logan Martin Lake, about 40 miles east of Birmingham, on I-20.<br /><br />Lake front lots w/homes can be had for about $300K+. Most lots are quite large. The price will be dependent on its closeness to major roadways.

Wrong country here but thought you might like to know our Sydney prices. <br /><br />Waterfront house on 600+ sqare metres (6500 square feet) block with boatshed, jetty and street entry on Sydney Harbour: Aus$4 million plus or around $3 mill USD.<br /><br />Riverfront house with boatshed, jetty and street entry on Georges River: US$1.1 mill upwards.<br /><br />Beachfront block on Sydney's northern beaches: US$2 mill.<br /><br />Basically anywhere within five minutes of the water in major urban areas is expensive here in eastern Australia. Our 1950s built 5 bedroom, two storey house on a 600 square metres block is 1/2 a mile from the boatramp - the ramp is 6nm upriver from Botany Bay. Value? About US$400,000.<br /><br />Wow, I thought when we last had it valued. Trouble is, to move to that riverfront dream house with boatshed, swimming pool, jetty and topless nymphs as neighbours is going to cost a changeover of US$700,000 and we ain't got it! End of dream. :rolleyes:

When I say real close the lots are about 200 yards away from the lake. Its not waterfront but you can see the lake from the lots. With easy access to the lake. Milford is a Corps of Engineer lake. The Corps owns all the land that is in the flood plane. No houses on the waterfront. The lots are 5-7 acre lots for around $20,000 last time I checked. This is a housing development and they have rules about what can be built. Well,........<br />Back in June I bought 40' of frontage, about 50 yards upstream from Lake Ontario, on the Chaumont River,....<br />1700' house,.. lot is 40'X110',.. In the Village(sewer, water, etc),.....(white house in front of the Big tree)<br />I paid $49,500.00 at the County Tax Sale,............<br /><br />I just signed a purchase contract to by the little Brown roofed 1 next to mine for $50,000.00.....<br /><br />At $99,500.00 I sure didn't Steal them,... But I have high hopes that it'll pay off Someday,......<br /><br />
