Advice on 1998 Sunbird Neptune 23' WA

Hello all, great site here. I'm aching to get into a boat, and want a cuddy about 23' long for light offshore, bay, and freshwater lake fishing here in the Texas Gulf area. I'm eyeing a boat that I'd appreciate some input on...Asking price was 13,500 but says he'll take 12k.
I haven't looked at it, but from the 3 pictures, it looks very nice-garaged and covered.

Get a compression check on the motor. I don't think it has a selfbailing cockpit. That is a must!!!!!!!! you don't want water going the builge unattended and count on bilge pump. I bought I nice boat at a auction last fall. and there are a ton of bank foreclosures and auctions just get the boat checked out before you give the check.. example--www.seauction.com check them out. Did you buy that Neptune with cabin a few years ago? If you did, did you get an owners manual with it?
