At 12psi for idle then your pressure is fine, and if you get the alarm sounding unplug the sender to verify it is the oil pressure that is causing the issue.
As for the low readings, appears you will need to replace the gauge. Make sure all your connections are good. A bad connection at the engine cannon plug (Large main electrical connector) can cause your meter to read incorrectly
