Good Florida Retirement/Boating Location?

If a trailer boat guy was to retire to Florida, where would be a good location that would meet all four of the items below:
a) close to salt water ramp
b) close to ramp on good sized fresh water lake
c) close to shopping, library, other city stuff where his wife could ride her bike to while the old man is out on his boat.
d) a small house can be bought for less than 400K

Probably on the West coast, North of Tampa, right up thru the Panhandle.......

Port St. Joe, Applachicola.. perfect retirement area!....or panama city.....wewahitchka area(has the dead lake and apalachicola river)

West palm beach, 20 min from Atlantic, 1hr from Lake Okechobee, 3hrs by boat to the Bahamas and Keys by car. When it comes to fishing or outdoors I think we have it pretty good.

check out hernando county and citrus county.

crystal river, fl meets all your demands, and youll still have about 150K left over.

its got lots of freshwater and also close to salt water if you launch behind the firehouse . the lauch is actualy in freshawter but its about a 30 minute ride to the gulf.

homosassa springs, inverness, citrus springs, dunellon, rainbow springs... all meat your bill. all about 2 hours north of tampa.

I live in St Pete, 5 minutes from downtown, 2 blocks from a saltwater boat dock on Tampa Bay, 9 blocks from Lake Maggiore. There are several nice homes for sale in this area from between 250K and 400K. There are a couple of water-view homes being built down the street from me for 450K.

Boating here is awesome, I hear the shopping is good too!​
