preserve mooring cover

My mooring cover works great and fits well. It has some age. How to preserve it? New custom mooring cover is north of $500. My boat sits in the hoist in northern Michigan all summer. What can I brush or spray onto the fabric to preserve it? The fabric seems to be a cotton-poly mix, not nylon. Any ideas?

Ayuh,.... I've had Good luck with Scotch-gard spray on sealer,....

In your opinion, does it preserve the fabric as well as renew its water repellancy? I want to keep the fabric from rotting for as long as possible. It isn't there yet, but I just don't want to ignore it.

This stuff or something like it should help. UV and not keeping them clean is the biggest killer of covers.

By the way, I live in MI also and covers here are north of $850 so you got it good. :)
