lower unit leak

94 25hp mercury.
neighbor just bought boat and couldnt get it to run. it had been sitting for 5 or so years.

i cleaned carb and tank and got it running on the hose with earmuffs. after i shut it off i noticed black oil leaking from between propeller and lower unit and dripping out center of prop where exhaust comes out. and it is smoking pretty good.

my neighbor mixed the new gas and i think put some seafoam in it and may have gotten it too rich with oil. i think this is what is coming out because it smells kindof like gas.

does this sound possible or is it the prop seal leaking?

i checked the gear oil and it smells like 80-90 but is light brown and somewhat milky. i am not sure what good oil should look like on a mercury. could it get water in the lower unit without having a bad seal?

The crud coming out of he prop could be from a rich condition at idlr or to much lubericate but the gear case lube should not be milky
