Yamaha f115 lower unit has water

I have oil leaking from a small hole on the right side of the lower unit. The hole is about mid way between the drain/fill plug and the full level plug.Afetr inspecting the lower unit oil it appears there is water in the oil. My assumption is that it is coming from the shaft seals at the water pump or from the prop shaft seal.
How hard are the seals to change? any special tools required?

There not hard to pull if you have a seal puller. Most likely the seals under the water pump are shot. You'll need 2 seals and a "o" ring. But pull the prop and inspect the prop shaft seals for fishing line. Where in Florida do you live?
