Oil leak lower unit Mariner 40 hp

Last day I spotted a bit of oil leaking out of the lower unit of my mariner 40hp. In the following image you can see a red circle which indicates a little hole where I see some oil comming out http://img844.imageshack.us/img844/3272/tailoil4.jpg

Is this bad, or is this normal? And what does it cause

That could be gear lube from the shift or driveshaft seals but could also be engine slobber, smell it

It's real smooth/clean oil, so I think it's oil from the lower unit. It only occurs when I have the engine flipped upwards out of the water. Yesterday I changed the oil of the lower-unit and it contained also water. Not much, it could be condense, but maybe it's related to the oil spill from the hole in the picture?
