98 merc lower unit help

I have a 9.9 mercury two stroke. Two days ago on the lake the motor would not run at wot. The engine would choke itself out unless I shifted back into neutral. It then started smoking out of the driveshaft housing and leaking oil into the water. The oil was brown which I thought may have been unburnt oil coming out of the exhaust from a rich fuel/oil mixture. I drained the lower unit and did not see water but the lubricant inside came out completely grey. I was thinking possibly the prop shaft seal was leaking but wanted to see what the experts thought. This is my first boat and I am completely new to Outboards.. thanks for the help!

If the oil smelled of gas? Check to see if your fuel pump diaphram is torn (i.e. rebuild/replace your fuel pump), a leaking gearcase should have no effect on the runnability of the outboard unless their are major problems.
