9.5 Johnson Lower Unit Seal Replacement?

I beleive to have a leak inside the lower unit based on all of this oil I found. I blasted some air through the oil hole and it hissed pretty good. I have located the leak. It comes from the smallest shaft, above the black hole area. This is the bottom of the shift rod. Any suggestions on changing the seal? How to go about it and where the best place to get just that seal? Thanks!

Looking at what you have I would recommend getting a replacement lower unit. Don't waste your time and money on such a badly corroded unit.

Actually, its not corroded at all. Its coated in lower unit oil. I actually just finished cleaning it off and no signs of corrosion.
