130hp Honda 4 stroke with water and fuel in oil

Hi all.

I am possibly buying a boat with an early 2000 Honda 130 hp outboard on it. It has been sitting for a while in this guys yard uncovered in New England. I pulled the dip stick and found it to be a lite brown milky color and it smells of fuel. I drained the oil and the first couple of seconds was nothing but a golden colered clear liquid then the milky oil started. I caught a sample in a glass jar just before it turned milky so I have a 50/50 mix of both liquids. I also bumped the motor and she turned over, so it is not bound up. I don't want to get my self into a major headache with this motor but the boat is a killer deal. It is a 2002 Carolina Skiff V Series 238 in fantastic shape with a trailer and the motor mentioned above for $3,000. What do the Honda experts say? I have never owned a Honda, just 2 stroke Evinrudes and Johnsons. Thanks for the help.
